Construction :- The building will be cream rendered with grey box section cladding with buttresses and feature panels in natural white lias stone. The roof will be constructed in grey box section cladding with windows and doors in grey aluminium.
Floors and Ceilings :- The floor slab is concrete block and beam and the floors are constructed of a moisture resistant tongue and groove chipboard laid on sound slab celotex. All ceilings and walls will be finished with dry-lined plasterboard, taped and jointed.
Internal Doors :- Prefinished flush doors with oak or ash veneer with chrome furniture. Fire doors where appropriate.
Insulation :- Insulation to perimeter walls to meet Building Regulation requirements. Stud partitions are lined with sound deadening quilt (where applicable).
Heating and Hot Water :- Tenant to be responsible for their own heating installation. A Sadia or similar hot water unit will be provided over each sink/basin in the kitchen/w.cs.
Electrical :- Tenant to be responsible for their own electrical requirements. A double electrical socket will be provided in the kitchen.
Decoration :- Internal walls will be painted with magnolia emulsion. Internal woodwork with white gloss. All ceilings will have white emulsion paint finish.
Kitchen :- The kitchen will be fitted with a stainless steel sink set into a base unit.
Toilets :- Male and female toilet facilities will include white sanitaryware and enables wheelchair access.
Lift :- The lifts are a common facility between Unit 3E, 3G, 3I and 3F, 3H and 3J.
Landscaping and Car Parking :- The external common areas will be planted with shrubs. The car park will be finished in tarmac. Each unit will have three designated car parking spaces.
