May is traditionally one of the busiest points in the spring market, and this year is no exception. The difference in 2026 is that sellers are entering a market where buyers have more choice and are taking a more careful approach. Rightmove’s April house price index showed that average new seller asking prices rose by 0.8% to £373,971. That is still an increase, but it is softer than the long-term April average of 1.2%. Just as importantly, Rightmove says the number of homes for sale is at an 11 year high for this time of year, meaning sellers are no longer competing in a market defined by limited stock. 

 

In practical terms, that means buyers can afford to be choosier. When there are more listings to compare, purchasers pay closer attention to price, condition and overall value. Homes that are well presented and realistically priced still attract interest, but listings that aim too high or appear tired can be overlooked more quickly than they might have been in a tighter market.

 

That does not mean sellers should feel discouraged. The market has remained more resilient than some expected. Agreed sales in April were only 3% behind the same time last year, even though new buyer demand was 7% lower. That suggests there are still serious buyers out there, especially for homes that are launched well and priced with care. 

 

That backdrop means many buyers are still active, but they are watching monthly affordability closely and are less willing to stretch for a property that feels overpriced. 

This is why standing out in May 2026 is not about gimmicks. It is about getting the basics right. Great photography, a tidy and well maintained home, strong marketing and a sensible asking price all matter. So does understanding your likely buyer. A family home, first-time buyer property or downsizer-friendly house may each need a slightly different strategy, but the common thread is that buyers want confidence. They want to feel that the home is worth viewing and worth offering on.
