I am writing to introduce myself and my team following the recent amalgamation with Yellow Property
Allen Residential as a company are based in the centre of Paulton. The company was established by myself in 2005, following a period of time (approximately 10 years) working for other corporate and independent estate agents as a branch manager in Bath & latterly Chew Magna
Born in Paulton at the hospital and growing up in nearby High Littleton I have a wide and varied knowledge of the area with all of my staff living locally
Mark Perry has been a friend of mine for many years and often we have spoken about my desire to co join the two companies
His additional business interests are taking up a lot of his time and Mark felt that now was the time to relinquish control of Yellow and pass it over to Allen Residential
We have 3 full time members of staff looking after the lettings side of the business here; Craig Perry, Danielle Andrews & Jessica Austin so are well placed to assist with any issues that may occur
I will be responsible for the legal and money side of the business with Craig primarily looking after the legislative side of the lettings arm
Out of hours issues will be dealt with by myself and our various contractors; the only time I will EVER do anything without your prior consent is if there is water leaking everywhere at which point I need to act immediately
If you have any preferred contractors for electrical, plumbing. Gardening and the like, then please do let us know and we can add them to your portfolio
Our inspections are carried out every 12 weeks by Jessica, at which time she will issue a report back to both you and the tenant detailing condition or rather change of. This is used to build a portfolio of condition during the start, middle and end of a tenancy and assists with return of deposits when the time comes.
As regards payment we use an automated payment system which reconciles automatically tenant payments in a ring fenced client account environment, this will always reconcile to zero so eliminates human error, makes sure everyone gets paid correctly and fulfils your CMP obligations

Our expense can be claimed back against any profit you generate through the property, the same for accountants etc as per listed in the Gov.uk link I have enclosed.
Any expense for the property can go onto your landlord ledger here of course so this can then calculate profit and loss that way for you
Aside from the growing rental side of the business we have an established residential sales business which is run by my sales manager Damien Hawker, he has worked for me since 2007 and is assisted by Louise Shaw; should you have any residential sales requirements to buy or indeed sell, then we are on hand to assist

As a company we are looking to grow our portfolio of managed rental properties to satisfy growing tenant demand, this really has been a growth area in the last few years.
